We stayed here recently and took the 2 rooms for 2 nights. Both are absolutely gorgeous. One has a nice sitting area, the other does not. Judith made us feel extremely welcome as did her lovely dog Bonnie. Being dog lovers, we so enjoyed Bonnie's visits! Judith certainly has a flare for decor. Her furnishings are just so nice. The rooms and bathrooms are very clean. The gardens are beautiful and always well kept. The breakfasts were delicious. Just as the photos show. It hit the spot and we found them very filling. Only one little downside, we found it a bit difficult to manoeuvre our luggage past the cars in the driveway, but apart from that, this is a lovely property and we would love to stay again and would highly recommend.

We were invited to a friends wedding at Caversham house and booked one night at 'the Hollies'. It is conveniently located in Guildford and was only 2km from Caversham house, extremely relaxing atmosphere.|Our room was beautifully decorated, very comfortable bed and lovely bathroom. The gardens are perfectly manicured and there was off street parking for our car. |We had a very nice stay and our hostess served us a lovely continental breakfast in bed the next morning. We loved it!

Hands down the best B&B I have ever visited. Beautifully decorated, very quiet, unbelievably clean, with the most comfortable bed imaginable. Conveniently located, very safe neighborhood, with a great pub just down the street. Judith, the hostess, is extremely friendly and quite pleasant to talk with. Breakfast is impeccably presented on a tray, with lovely china dishes. I'd stay there again in a heartbeat.

The Hollies is a first class B and B in Guildford comprising two independent very well appointed rooms at the rear of a lovely home set amidst beautiful gardens. Yes you do have to park at the front of the property and walk around the side of the house with your luggage (not a problem as far as I am concerned) and whilst the breakfast is not a sumptuous feast it was simple and lovely. You make your own tea and coffee but I would prefer this as I can make it to my liking. There is a pub down the road which provides a good evening meal and there are lots of other restaurants nearby in historic Guildford.|The owner was very understanding when we had to leave early due to illness.|I highly recommend this property if you are staying in Guildford.

A beautiful house in lovely surroundings, with a charming hostess. The accommodation is carefully and prettily presented and is set in a beautiful garden. The great shame was that it was midwinter and we couldn't sit out in it. The healthy continental breakfast catered for a gluten free diet. The Hollies is very well situated for both the airport and exploring the Swan Valley. Would happily return and would recommend.

A couple of days exploring the Swan Valley and The Hollies popped up as an option for accommodation in the area. We could have stayed closer to the Perth city centre as it's not that far away, but thought we'd try out a local B&B so we could get in and out of the food/wine trail easily.||||The guest rooms are housed in Judith, the owner's garden - they're basically pimped-up garden sheds in the best sense of the word. Bijoux is another way to describe it - pretty, has all your mod cons. It has AC units in them, so would be fine in the warmer months.||||You're away from Judith's house, which you will never enter as you get into your room through a side gate of the garage. We were lucky that there were no other guests during our 2 nights there - so we had the run of the garden which we enjoyed.||||A bit alarming was the fact that Guilford is in the landing path of planes coming into Perth - so the sound of planes overhead as we sat in the garden was jarring.||||Breakfast is modest - don't expect fry ups - you get juice, a croissant with jams, fruit salad and muesli. Your'e expected to make you own teas and (instant) coffee using the kettle and cups provided in your room.||||Parking is on a grass verge outside the garden gates. The area is safe and quiet.||||It's neat and tidy, Judith is friendly and so is Bonnie, her dog.

This B & B is separate to the owners home and only has two units each with their own entry so you are independent.Yes, the breakfast is prescribed - muesli, milk, 2 croisants and a fruit salad and yoghurt. If you wanted toast you had to ask for the bread and toast it yourself and make your own tea and coffee. Not at all an indulgent repast!||We had the larger room with a separate lounge/cum kitchen/dining which made it good if one could not sleep. French provincial design made it charming. Car parking was on the grassy footpath outside.

Trusting the website, we booked in for a three night midweek getaway.||Of particular interest to us was the offer of cooked breakfast and closeness to the Swan Valley, which we'd planned to visit during our stay.||What a disappointment - no cooked breakfast, and when we enquired about the inaccuracy of the advertised cooked breakfast, all the host said was "oh no, I don't do that anymore". No apology either for misleading advertising.||The room was in need of a thorough clean, as there was thick dust across the top of the bedhead and other furniture, as also there was insufficient careful cleaning in the bathroom (very small and cramped). Also encountered a few cockroaches in the cutlery drawer (ugh). Again, no apology from the host when we reported this. The mattress was old and way too soft - nowhere near the standard of a modern hotel.||Free parking turned out to be parking outside the property on the verge - that's similar to street parking! Not exactly secure!||Our observation was that the host had tired of running the place, and it showed in the less than ideal condition of the services offered.||We'd never go back, at least not while the current host is there. Definitely not comparable to a 5 star hotel as the website boldly (misguidedly more like) advertises. More like a 3 star needing a significant amount of work.||||Very disappointed, so much so we checked out after just 1 night.
