Our stay at North Ryde Guestbouse was lovely. We’ve received a very detailed message with clear instructions from the owner before arrival and it was super easy to access the room. We were very pleasantly surprised with the condition of our room, we found it to be SUPER clean and tidy in absolutely every corner, and no smells or anything. Also the shared bathroom and kitchen area was super clean and in great condition. This guesthouse feels very cozy and quiet which we value a lot, so we were very happy with our choice of staying here!

My stay at this property was disappointing. The house is situated between two active construction sites, and the windows were covered in wrapping paper in an attempt to block the outside view. The interior had a mouldy, damp smell and was generally dirty, though the beds were clean, which was a relief.

Several issues made the stay uncomfortable. The exhaust fan was missing its cover, and the shower had been poorly maintained, with old tiles merely painted over and now chipping away. Showering was restricted after 9pm due to the excessively loud noise that came from the shower and rattled the entire house.

Numerous signs throughout the house dictated strict rules, including no use of common areas at night, instructions to call the police in case of emergencies, a $70 fee if the gas stove was used in the communal kitchen and a $300 call out fee if you lock your key in your room. These restrictions made it clear that this place operates more like a house with rigid rules than a hotel. There is also no reception area, just a sign at the front door that says “reception”.

While the price was cheap, I expected a more honest representation of the property. I am unsure how this place meets legal standards. Potential guests should be aware of these issues before booking.

We booked 6 months in advance, they cancelled our stay 3 months before and didn’t notify us that they had cancelled the booking only upon checking this week did we find that two weeks before our booking it was cancelled and they had not refunded us the money. They cancelled the booking to increase the price of the room and were planning on not notifying us and keeping our payment. Disgusting service, very rude over the phone, a scam and completely unprofessional

Terrible, rude and unhelpful. Unfortunately I stuffed up the date of my booking and arrived a day early, in the dark after an eight hour drive . Owner could not have been more unhelpful or rude if she tried. No compassion whatsoever. Can’t comment on the place because I never stayed however it looked like a very strange set up with lots of rules and warnings printed out posted around the place. Don’t go here if you are expecting any sort of hospitality. Will not take calls - insists on text only.

Very clean room with basic furniture. Check in was easy. Bed in my room was a little small (2 single beds) as I roll in my sleep and nearly fell out a couple of times. Had aircon, tv and fridge. Overall good little room.

The check in time was 1pm but I requested to check in a couple of hours early as I had no where else to go so the lady was fine with it.

If booked in advance I could have got a little better value for money somewhere else but as this was last minute booking from me so it was fine for $90 a night.

The room was alright and reasonably clean, the kitchen had microwave, electric kettle, cups for tea/coffee, some tea / coffee sachets, some cookies and milk.

Both room and bathroom were not super clean but you could say reasonably clean and alright for a couple of nights stay for someone who booked at last minute. Although if they could do a little more with cleaning that would be great.

Also note that each bathroom is shared by 3 rooms.

don’t be deceived by the unreal photos. The room was so stinky that it was hard to breathe. mould in the wardrobes . extremely old and rusted furniture. unresponsive and unhelpful contacts. paid for two nights and ended up leaving this stinky property after a terrible night. They didn’t accept to refund and advised to open the window as a solution to get rid of smell?you can book much better rooms for this price . Absolutely not recommended

Room was a good size, clean and comfortable bed, had its own bathroom and had direct access to the balcony. Supposedly they supplied coffee, tea, sugar, milk and cookies. The coffee was Bushells instant (the cheapest and most dreadful coffee ever made), there was no sugar and the “cookies” were small packets of arnotts shapes, not really a “cookie” that goes with your morning cuppa, if there is anything available to make a decent cup of tea or coffee in the first place.
