Dirty bed linen covered with dust, we could not sleep so went to shop and bought new bed linen. Some of the beds were broken and unusable to sleep. Rooms never been vacuumed and smells bad, asthmatic and allergy prone. Damaged shower heads, doors and very little water on the taps to bathtub. The day we arrived on one side of the bathrooms without water for several hours. After calling owner so many times he has responded with electrician to fix damaged water pump. pool without any water filtration and not heated. When asked owner of this told it is not heated and water may clear up after few hours which never did. Kids were looking forward to use but no one bothers after seen the quality of water and surroundings, unhygienic. Tennis court just a fenced area and not a proper tennis court. Fenced grass and sandy area with damaged net, not suitable for tennis or any other type of play. Place is filled with rats and mice, while cooking in the kitchen mice running along the cupboards and bench. Even in bedrooms during the night rats and mice were seen running along. Doors and windows were broken and cannot be locked. Overall this place is dump and not suitable to advertise as a holiday getaway, very misleading and false advertising. This place should not be advertised as a location to stay at all.

We from Newcastle stayed in this accommodation for last three days June long weekend 2018.
it is an excellent holiday house for a big group.
We were group of 47 people.
Why we like this
*Location is very quite with beautiful panoramic landscaspe.
*Out side of the house was freezing however inside of the house is nice and warm as all heaters are working properly and they are electric heaters(it is safe)
* Unlimited hot water as 50% hot waters are gas heating
* Commercial kitchen, industrial dish washer, huge 2 refrigerators plenty of kitchen utensils.
* Making coffee and tea is so easy as there is setup with plenty of clean cups ready hot water, coffee, tea ,sugar etc.
* Beds are very comfortable.Nice and clean linens, pillows, blankets, quilts are provided.
Kids enjoyed very much sleeping in a big room with many beds.
Kids loved sleeping in bunk beds all the bunk beds have safety rails they were securely connected.
You can choose the sleeping areas as you like as there are numerous options you can choose like ladies only, men only or family with small kids, big boys, big girls, etc.
* Chris the owner is in 5 mins drive for helping you only.
* The camp fire is memorable event in our trip you wont feel Bathurst mid night cold wether near a camp fire (everyone should try this)
* There are plenty of outdoor places for kids to play.
*Unbelievable price 1/2 of competitive price of other similar.
*For 50+ number under same roof with many bed rooms but common gathering area that all we wanted and we got it.
Though it has everything to a group of people. Small number of people also can enjoy everything there.

Although the location is beautiful I felt this place had not been sufficiently maintained for holiday letting. Facilities were nothing like advertised, either broken and/or dirty. Overall poor quality :
- dirty pool
- dusty and dirty bed linen ( mainly the dormitories)
- unstable and broken bunk beds
- no water supply for hours in part of the place
- rats and spiders like part of the package
- broken windows and unlockable doors
- etc

We ended up buying sleeping bags and bed linens for everyone.

Schools please don’t hire this place for school kids because it’s not safe for them.

I take a school group here every year and I can't speak highly enough of it. The facilities are perfect for them, space to run and move, the staff are amazing and the food is always raved about. Great to have separate areas for the different groups and dynamics. Thank you Chris!

That place is awesome. Lots of space, relax, really good service.||The owners are always around to help you.||Lovely place.||There is a cool swimming pool, huge green area to play, also a tennis field.||Plenty of space to park many cars.
