Booked this place 10 months before visit to Australia after seeing photos on website and being promised ‘relax in luxury’. Luxury it was not. We booked for 10 nights. Found out very late in the day you shared a bathroom with everyone else. This is a heritage property so very old and quaint but that shouldn’t preclude the owners from cleaning the rooms! We first noticed about 7 years worth of dust on the window shutters, fireplace, picture above fireplace, skirting boards and around furniture. The rug had 7 years of people’s hair matted into it 🤢. Cobwebs in various places. You then start to question cleanliness of bed under sheets but we were tired so we went to bed. Then two Huntsman spiders appeared from behind the bed. That was it we spent until 1am searching for alternative accommodation. When I mentioned I wasn’t happy with cleanliness of room the reply was “if you do t want to stay here you don’t have to”! We paid for the 1 night then hightailed it out of there to a lovely clean hotel for our remaining 9 nights .

Thank you, Jan and Steve, for inviting us into your georgeous circa 1900s home in Lederville. You were great hosts. My partner and I loved the comfort and access to different parts of the home and felt spoilt. It was a lovely change from Melbourne, and we'd love to visit again on our return to Perth.

Booked for 10 nights, 10 months before trip after seeing it on website and the promise of ‘relax in luxury’ and reading reviews (which were quite out of date but good). Utterly speechless at the state of the room when we arrived. Dust everywhere and months if not years worth of it. Blinds, fireplace, skirting boards, pictures. Cobwebs all round room. Years of hair matted in rug 🤢. When the Huntsman spiders started appearing that was it! Spent until 1am searching for alternative accommodation. When we said we weren’t happy with room (possibly hoping they’d remedy it) the reply was “if you don’t want to stay here you don’t have to”. We paid for the 1 awful night we stayed and hightailed it out of there the next morning to a nice clean hotel - own bathroom and air con a bonus. Lakeside has ancient air con which you aren’t encouraged to use and it only goes down to 23 degrees for max 2 hours. Location only good thing about it near Lake Monger but I’m afraid all I can recommend is to avoid it. As a note: my Tripadvisor review said all of the above and her response on there was to slander me as drunk, we woke the whole household ‘all night’ and she completely lied (I’ve reported her to Tripadvisor). We were only in the property from 9pm and spent most of that time searching online for alternative accommodation and we were out of there by 8.15am the next morning).

I booked this quaint looking b&b for one night as I was passing through Perth heading north but hate to stay in sterile hotels. I also don't ever post reviews but felt the need on this occasion and this is my first for Tripadvisor. I found this b&b after searching online and was delighted by the photos I saw. I only wish I had read recent reviews before embarking on my stay. It wasn't so much the grubby room that got me but the pubic hair I found in the bed and under the pillow which was not mine! I honestly don't think the bedding had been changed from the previous occupant(s). It has made me think twice about booking this sort of establishment in future, although I have to say it is the first time I have come across this sort of thing.

This B&B is a wonderful place to stay. The rooms are in the front portion of a beautiful home and the owners live in the back and upstairs. They were never bothersome and always friendly if we had questions regarding things to do in Western Australia. The house is in a great area that is walking distance to the train, a trendy area with shops and food (Oxford St.), and a beautiful park by the lake.

The service here really is fantastic for a B&B. Upon arriving to her home, the owner will show you the place, pointing you to the bathroom (that you share with the other guests), the pool, some cozy sitting areas (inside and out), your room, and the breakfast nook inside your room. The breakfast area includes cereal and milk, fruit, yogurt, as well as some local treats (like some Australian beer).

Would definitely stay here again!

We stayed for three nights, and really enjoyed the intimacy of staying here. The accommodation itself has two bedrooms, with a dedicated seating area, but you effectively have the run of the downstairs level of the house, so it's really comfortable and homely. Bed was very comfortable, the only drawback was the shared bathroom, which we were not entirely prepared for, but it still all good. Lovely backyard, super friendly and nice owners, friendly little white dog (although he can get a bit upset when his mum and dad are out!).

They have a weird rule that you’re to set the air con with timer with two hour interval even though it’s summer when the temperature is over 40 degrees celcius. The reason is because the air con is very old . But I feel that they should replace the air con if they are doing breakfast and bed .

There is also only one toilet for two set of guests are to share creating some waiting time for toilet .

The breakfast serve are really just some yoghurts they put in fridge and some oats in the drawer. It’s pretty basic compared to other breakfast and bed I’ve been to .

They also don’t really vacuum the floor of the room , it’s dusty so you would have to wear shoes or slippers in the room
