Hubby and I stayed at Henty Bay holiday park, in June of 2025.

We were there four nights.

The first day we had issues with the air con.

We spent hours trying to get it to work but ended up having to call.

They have a welcome folder where you can send them a QR code and let them know that there is an issue.

This QR code didn’t work neither did their website.

I called the number that was there and got put through to Holidays lifestyle, head office and she called the front office.

Someone came around to have a look at it but couldn’t fix it, so hubby asked if they could supply a heater so that we wouldn’t be cold.

They supplied this heater but by the time the guy came back, the air con had decided to start working.

The following day, I decided to do some cooking and when I finished, we couldn’t switch the stove off, so it had been leaking the whole time we were there.

When we called the front desk, the person, they weren’t too impressed to come out and the attitude was one of annoyance.

When this person came to look at the leak, he gave us an option to just keep the stove alight.

The cabin we were in was not very well maintained both in cleanliness and general maintenance.

The taps were covered in white hard water marks and the shower could’ve done with a really good scrub.

I contacted both companies and never heard a word back.

I have decided to leave a review because I want people to be aware and check their stoves and appliances to see if they aren’t leaking and are all working properly.

This should really been done by the park maintenance crew but for your own safety, check.

Carbon monoxide poisoning is a silent and very real thing.

When we first arrive we were shocked to see the condition of the entrance very run down no gates very sad looking…then we collected the key and went to our cabin …outside was very run down looking, windows and doors dirty inside had a funny smell about it and it seem to go down hill from there. It is in desperate need of a good clean the sink drain in the bathroom sink was disgusting the shower wasn’t working well was meant to stay 4 nights but left after 3 couldn’t handle the smell inside we had to buy candles to help. Now we bought this holiday through travel auctions paid $350 for it but definitely not worth it… we were so looking forward to it and we were very disappointed…lesson learnt here… and by NO WAY is it travel auctions fault … we would definitely do the auction again…

We stayed at Holiday Lifestyle Henry Bay for 3 nights in one of their pet-friendly cabins, and unfortunately, our experience was not ideal. Upon checking in, we found that the cabin wasn’t very clean. I spoke to the manager about the issue, and he was quick to offer us a new cabin, which was appreciated. However, the new cabin wasn’t much better— it was small, outdated, and not particularly comfortable. The lack of sufficient cutlery made it a bit inconvenient for meal prep.

One of the biggest issues was the water in the park, which is bore water. The taste and smell were unpleasant, making it hard to use for anything other than basic needs, but we were advised to not drink it, rain water is available in the tanks. The amenities at the park also left much to be desired; they weren't clean, and the shower gutters overflowed, which was off-putting.

On the positive side, the location of the park is fantastic, with easy access to a beautiful beach, which we really enjoyed. However, the overall management of the park could benefit from a bit more attention and care to improve the cleanliness and facilities.

While I would recommend it for the beach access, I personally wouldn't stay there again due to the lack of comfort and cleanliness.

Ripper Caravan Park, lovely grassy sites, easy walk to ocean with a safe swimming beach. . Full kitchen take away menu & the pizza was amazing. Able to enjoy dinner & drinks while overlooking the ocean. Amenities old but fit for purpose. Highly recommend. {';_;'}

Great beach and great front view of the sea, quiet & relaxing, good food (satay pizza). Good walk along the beach & enjoy the fresh cool breeze. Kirk & Paula are excellent park carers. You will not be disappointed with a short or long stay at Henty Bay Beach front holiday park.

One recommendation, maybe a pedal stool fan, to help those hotter nights.. Great little cabin though. A place I'll be back at.. 💯😁🤘

We paid for a deluxe villa and got put in a tiny cabin instead ..the cabin looked like it hadn't been cleaned in a month ..finger prints over everything ..taps in bathrooms were disgustingly dirty ..thick dust under the beds ,mattress protectors were stained and looked like haven't seen a washing machine ever. Shower had mould forming and couldn't see through the glass door ..the range hood no one would want to cook under that 🤮..dirt grass in freezer ..over all disgusting ..when reached out to these people they were very rude and just passed the buck ..if your thinking of staying there DONT DO IT...run the other way and save your money .

It’s a park that is tired and in need of a genuine freshen up. Facilities are old and past their use by date.
That said, its location absolute beachfront to the north of Portland is great. Dog friendly, basic needs (including alcohol and gas swaps) for sale at the shop. Jumping castle for the kids. Restaurant on site but we didn’t sample.
