We have stayed here twice now and have loved the rooms and the quietness of the location. It is off the main highway so no traffic. Good price as well. Comfy beds and great TV. Would recommend it and we will be staying here every time we stay in Grafton!

The Good:||Drive-thru caravan sites||CCTV||Sites are flat and fairly level||Ample wheely bins throughout the site to dispose of rubbish||Washing machines and dryers are card operated, so there is no need to fumble around for coins||Washing machines automatically dispense detergent, so there is no need to bring your own||||The Bad:||Located in an industrial area, next door to sawmill - noisy during the day.||Near railway line with many freight trains throughout the night||||Neither of the above bothered us, but it could be an issue for some travellers.||||The Ugly:||Park is old and dated, which wouldn't be a problem, except that there is basically no maintenance or cleaning done at all. There are numerous pot holes in the roads large enough to lose a small child in. The entire place is generally unclean. My wife accidentally dropped a makeup compact in the communal bathroom on Tuesday AM, and it wasn't cleaned up until Friday PM.||||Whilst we were there, the main amenities block was closed for renovations. This meant there were 3 toilet cubicles and 1 combined shower and toilet for anyone without an ensuite or fully self-contained caravan. This was not communicated to us until our day of arrival. When we brought this up with the owners, they said they only needed 1 shower per 16 campers (excluding those in rooms/sites with ensuites), which was funny, since an entire basketball team and additional families all turned up Friday night, staying in cabins/sites without ensuites.||||The shower/toilet had a (frosted) window that could could not be fully closed due to how the flyscreen had been installed, such that anyone could lean over the handrail and see you naked while showering! I had to pop the fly screen out at one end to allow the window to be fully closed.||||Halfway through our stay, the laundry was closed for the remainder there of, due to the floors being repainted. This was not communicated at all to us, not even by a notice posted in the laundry for a few days prior. We only discovered this after walking up there with a couple of days of washing to find it blocked off with plywood and "No Entry" spray painted on it.||||The pool was disgusting. It looked like it was last cleaned when Noah played quarterback for the Israelites. There was rubbish in it, and the sides were covered in dirt/rust/scum.||||Normally, at a caravan park, you will see the owners out and about each day tending to things like maintenance, cleaning, etc. Here, the owners' care factor extends as far as their manners. They are extremely rude. When my wife brought up these issues with them, seeking a partial refund, they were talking over the top of her and dismissive of these issues. Ultimately, they refunded us 1 night, which brought our cost down to $44/night from $55, which is still too expensive for the standard of facilities provided.||||Until a change of owners, DO NOT STAY HERE. Their nonchalance and can't-do attitude ensures that what could be a nice park, never will be.

This hotel experience was absolutely appalling. I had to book last-minute due to the passing of two family members while I live in Brisbane and needed a late check-in. After a grueling 7-hour drive, the room we were given was shockingly dirty: floors covered in grime, heavily stained towels, a filthy sink, and a layer of dust that seemed untouched for years. Photos documenting the conditions are attached for reference.
Refund will take days. Huge inconvenience we did not need at this time and I wouldn't recommend this place to anyone..

It's a nice place but some of the amenities look old and some were dirty. Also the main road needs maintenance. Our cabin was very nice, and clean. Unfortunately there was no Wifi.

The 3bed house is not worth the money. Hot water takes to long to heat up. Smoke detectors are hidden. The owner of the van park is arrogant he didn't explain where the house is. The is not spread out well.

I stayed at this park in one of there motel rooms it would have to be 1 of the dirtiest places I have ever been to. The bed was that uncomfortable it wasn’t funny the shower was disgusting along with the toilet.There was a smell that almost choked me and my partner and now they have taken $100 from my card and there is no receipt of it in my emails and I have no idea why I have been charged the $100 when I paid $112 to stay in the dump to start with.

Quite outdated furnishing, but main issue is the unacceptable levels of cleanliness - there was dust in every corner, as though the cabin was cleaned carelessly. There were also several bugs crawling in the kitchen (particularly underneath the fridge) and even on the bed. To top it off, there was a lizard inside the kitchen, which we had to chase out on our own (as the office was unmanned late at night).
When I spoke with the receptionist/owner the next day about the animals in the cabin, she played it off as though we should expect that given the motel is located near bushland...

On the positive side, late check-in is accommodated, and they provide a small concrete patch for you to park beside the cabin.
