We stayed at the Studio. The Studio has amazing views of the river, the host is super friendly and it is an amazing location. Overall, it feels too expensive for what it is. Below are some of the downsides of the place as I perceived them.
To go to the bathroom, you have to go outside and cross the deck, OK in good weather, not so nice when it rains. The bathroom feels like a converted laundry. The floors feel like they may give way in spots. Most of the bathroom and house could use a fresh lick of paint, surfaces are worn, mirrors are flaking. The interiors are a bit of a time capsule of the early 2000s and seem mostly to be a DIY job. The only seating inside is a set of stained lounge chairs, the cleaning of the studio was average at best (we pointed this out to the host, and she did come around to do another clean). The continental breakfast included a jar of mouldy jam and a pack of breakfast muffins.
Overall, I can live with any of these things but for the price of this accommodation I feel some things could be better maintained. The cottage below the studio looks a lot nicer and this review is for the studio.

Sue from the Marina was so nice and great at explaining all you could know. The house is super clean and has everything including that spectacular water lapping sound, the tinny, kayaks, fishing gear, Foxtel etc. It's an old cottage bought to life with a good kitchen and new bathroom and 2 nice bedrooms. Be warned there are heaps of mozzies because of the location, bring your repellent! Highly recommended its great..

It's been a year or 2 since I've stayed at Berowra Waters Lodge, in the Cottage. Stepping ashore again is like catching up with an old friend - the sight brings back warm feelings of good times.

From the quaint beach-shack chic of the exterior to it's northerly sundrenched aspect, it draws you up the stairs and into a homely living space with the biggest windows that open onto the best views on the River.

I can't think of a better couch to relax on and do nothing while the world drifts past on shimmering waters - unless you're out there yourself on the kayaks, stand-up paddle boards or in the Tinnie that's included with the house. You can even catch your dinner straight off the pontoon, using the supplied crab pots or fishing gear.

The kitchen and bathroom are wonderfully functional, crisp, modern spaces and both bedrooms are nothing if not inviting & cosy and every room (except the bathroom) shares the magnificent vista across Berowra Creek to the National Park, Great North Walk and beyond.

It's not hard to realise why a long weekend at Berowra Waters Lodge feels like a week long vacation.

No words can describe the serenity on the river at this location. Close enough to hear small waves lapping against the sea wall. Well appointed enough for a comfortable stay. Heaven.
