Dear Abode Hotels,

I am writing to express my disappointment with our recent experience at Abode Phillip. I arrived with my daughter at 8:00pm, only to find no staff present at the reception. We were locked out for an extended period, and unfortunately, the arrival instructions were only sent the following day. There was also no guidance provided on how to remove the electronic bollards when parking, which added to our frustration. By the time we managed to access our room, it was close to 9:30pm.

The following morning, there was a staff member at the reception who had limited English, which made communication quite difficult. Upon reading other reviews, I noticed that many guests have raised similar concerns regarding the lack of reception staff at Abode Phillip. This reflects poorly on the Abode brand, especially when compared to the exceptional experience I previously had at Abode Belconnen, where the staff were welcoming and helpful โ€” a key reason I chose to stay with Abode again.

It is difficult to understand why, during a busy holiday period, there was no reception support available. I strongly urge you to take the feedback in your reviews seriously and make the necessary improvements. Otherwise, you risk losing loyal customers who expect consistent service across all Abode properties.

On the plus side, the room was clean, spacious, and had a well equipped kitchen. The location is good provided you have your own transport.

Room itself was great. But being in a room just above a metal speed bump or grate, made it the worst hotel I have ever stayed in for sleep quality. Windows aren't double glazed, so outside noise from floor two was so loud it felt like the windows were open. Such a shame for a hotel, where the rooms themselves are nice. I'm lucky to have got 2 hours sleep ๐Ÿ™

The Reception staff were friendly and helpful. The room was great. The bed was comfortable and there was every amenity you can think of, was available. The room was clean. The bathroom was clean. There was no noise. I will definitely be staying again.

Google maps a bit behind as thereโ€™s literally a pub across the road and there was no mention of it! Found out too late. Itโ€™s a bit desolate the area. Our room looked out to an intersection and Iโ€™m sure those gauze curtains really didnโ€™t hide much. the office was tricky to access. I love fresh air but the room was completely air conditioned and I struggled to sleep at night. It was clean and tidy but so small! The bathroom was in dire need of more mirrors. It was a place to crash and go. Not bad if thatโ€™s what you want.

Great room and staff, spotlessly clean. However at the time of booking I was not made aware of the $25 parking fee per day.
Also outside our room there was a metal speed bump in the road/ entrance which was really noisy with cars going over constantly from before 7.00am

The basement doors did not open with keycard. Staff weren't very helpful and many of the entrances was blocked off or inaccessible. I brought my mother here for a visit and will not be coming back again... At least the room was nice.

Very clean rooms and really spacious. Lovely comfy pillows and bed. Reason for the average review is the manager's response when I informed him that the access from Abode basement car park internal access is not working, he advised me I needed to use the intercom. Which I had, multiple times, over the 15 minutes I spent trying to get some help, went unanswered. Rudely suggested I didn't know how to use the intercom.... Finally had to walk out of the basement car park and around to the front door where my card did work. Manager dismissed my concerns, fortunately another customer also checking out backed me up fully! Seems the manager knew the card system didn't work - if the access is not working I'd really appreciate knowing that before I paid the hefty parking cost. Watched a lady check in ahead of me, certainly didn't hear him warn her that the card system isn't working.

The rooms are new and reasonable however the shower leaks all over the bathroom. I have asked to fix it (each day for the past 3 days), and I am still waiting. A lot of promises from the front desk but nothing came to fruition. Unacceptable. I was asked for $40 for a sheet for the sofa lounge with a room booking of 3, which is a very cheap approach. Small things like mirrors missing, somewhere to hang washing or longer term stays (perhaps in bathroom area) and no hooks to hang up towels. The cleaning services leave a lot to be desired and only seem enacted upon request. The location is good for the Woden area. I will not return to this property - it is very poorly managed.
