We arrived to stay 6 nights and the weather was extremely hot. The owner did not have any air-conditioning turned on and the accommodation was oppressively hot. The portable air-conditioning was not effective once turned on and the owner had attempted to place mobile air conditioners in the bedroom and living area that were extremely loud.The owner did not have any fridges turned on to store cold drinks or food that we had brought. When we addressed the issues with the owner and after highlighting the issues he became agitated, aggressive and abusive. He then went to turn on the system ducted into the house but kept saying it wouldn’t work because of it needed parts. The aircon started to work right away and it was as if he regretted turning any appliance on as it was going to cost him money. The abusive language and insults continued and he even used racial slurs against my wife and I. We left immediately. Stay away !!!!

We arrived on a very hot 41 degree day with aircon not working properly...? Luckily we brought our own fan along and was given a fan by owner. Very uncomfortable as "aircon" totally died around 9 30 pm and was very very hot still. 🥵 Bathroom could've done with a clean under the blinds.... otherwise nice big bathroom with lovely big shower and lovely fresh towels ...
Kitchen fridge wasn't put on prior to arrival, so stuff took quite a while to get cold.
Beds were very comfy with crisp fresh linen.
Overall a lovely house but thinking winter would be a better idea to stay 😊

Don't get me wrong about this four star review for a five star location.

Vince was there to greet us when we finally arrive 45 minutes later than planned.

The layout of the accommodation and the facilities were lovely and quaint and showed a little bit of almost country hospitality on the edge of the Perth Metropolitan area.

The views are absolutely magnificent looking back over the Southern Perth areas right up to the City and to the Northern suburbs beyond.

At night, what a peaceful view and absolute silence to be enjoyed.

Last but definitely not lease.... the swimming pool on a scorching hot day was devine.

So all in all, a place we would highly recommend if you want the best of a Guest house or Bed and Breakfast, so close to home, but could be a million miles away.

This was the first time we have stayed in this B&B overall it was a positive and pleasant stay. There are 5 rooms which shared 2 bathrooms but generally they don't book out more than 3 rooms at a time so you almost have a bathroom to yourself. Our room had a comfortable bed and a bar fridge with tea and coffee making facilities but no milk. We had booked a room with bush views but were given a room with city and bush views at no extra cost, this was to make it easier when we come in late at night from the wedding reception we had attended, What a lovely surprise. Each room has it's own outside entry, so you can come and go without disturbing others. We had a lovely breakfast in the dinning room with amazing views to the city and the birds flying through the bushes.||The rooms were clean and tidy with access to books and puzzles in the guest lounge area where there is also a TV and pool table. There are no TV in the rooms.||The down sides were that there was no milk to use for tea and coffee we had to go and buy our own. Also there were no chairs in the bedroom and no tissues which doesn't seem like a big thing but when they aren't available you notice how often you use them. The host (Vince) came across a bit grumpy and short when we arrived but in the morning they were both rather chatty and friendly. The swimming pool is closed which is a shame as it would be a lovely place to relax on a summer's evening. The gardens are also showing signs of neglect which is a real shame as they would be really nice to wonder through or sit in if they were maintained.||Overall we had a great stay and would recommend this B&B for anyone wanting as nice quiet retreat in the hills of Armadale. ||It also has the most amazing tree in the guest parking area have attached a photo.

We spent one night at the Guest House and Colleen & Vince made us feel very welcome! There is a lot of space that guests can use, such as a kitchen, a large lounge room with tv, own room with private toilet and bathroom. We spent the whole evening taking photos of the best views of the city of Pert - absolutely amazing! The wallabies and kangaroos also came out to spent a bit of time with us.....||The house itself and everything inside is quite dated but extremely clean and comfortable. Our room was small, but adequate for our one night stay and the beds were comfy and clean!||The outside is a different story. If you are not very mobile, it is not easy to get to the house and parking your car is a bit of an adventure with the little space available. The paths leading up to our room were extremely damaged and in our eyes a true safety issue!! There is a lot of work to be done to make the outside of the house safe and match up with the inside. Very good value for money!||Overall, a very nice short stay - thank you Vince and Colleen for sharing your house with us!

We picked Eleebana for our last night in WA, we had to be back at Perth airport at 0830 the next morning. ||It's in a stunning location on a hill near Armadale, 30 minutes from the airport. The views over the valley were amazing. ||Vince welcomed us and payment (cash) was sorted out promptly. The guest wing has a few rooms. We had a shared toilet but a private shower. The room was small but with a comfy bed and a fridge. There is a guest lounge with a tv and a guest kitchen. The rooms have a private entrance so you don't disturb the owners, and we enjoyed a 10 minute sit out on the deck in the evening (until the Mosquitos got to us). The owners have am electric bug zapper installed, thankfully, and the dulcet tones of zapping bugs continued throughout the night (I found it very therapeutic!). The owners were very kind and got up early to provide a great self serve breakfast spread for us. An impressive spread of fresh eggs, toast, crumpets, cereal, yoghurt and fruit. All served in a lovely little breakfast room overlooking the garden. Eleebana is a little unconventional, but a pleasant and welcoming guest house. Thank you.

Mum and I had to travel to Perth for a funeral. As she worked full time she left me to book a place. She was concerned when she found out I booked a "guest house" saying we will need to take our own towels & nothing would be provided. Boy was she wrong! Everything was provided above average with such a personal touch added. Not only towels, shampoo, soaps etc provided, there were 2 hairdryers in the room, 2 torches, 2 bathrobes, 2 matching pairs of booties. Mum thought we would have to share a kitchen but we had our own fridge & coffee making equipment in our room with normal and also exotic coffee sachets and cappuchino sachets. The location was excellent, just a couple of minutes to the Armadale shops. Service was wonderful. A lovely couple run the place and made us a huge cooked breakfast in the morning. The pool wasn't accessible when we stayed and didn't have time to use the gym equipment but totally recommend this accommodation!

A hidden gem in the hills south of Armadale. Fabulous views towards Perth city. We enjoyed sharing a wine on our balcony, enjoying the view and the peaceful bushland. A cute bedroom with a separate private lounge. Delicious breakfast. A lovely, friendly host.
