Lullingstone is an absolutely amazing place to stay at! Adam and Craig (the hosts) are the nicest and most caring hosts going out of the way to do small things to make your stay comfortable like lighting the fireplace, fresh new towels and coming up with a whole Tasmania itinerary! The property is beyond gorgeous, cozy and extremely well kept! I really cannot recommend it more highly.

Lullingstone is the most perfect getaway! My husband and I stayed last month with our daughter and two overseas friends. Craig and Adam are fantastic hosts, nothing was too much trouble. We loved relaxing in their beautiful garden and watching the flora and fauna up close. The house is stunning, so many extra little details and very comfortably furnished. A true home away from home. We can't wait to visit again! Thank you for having us! 🙂

What a great place to stay. It’s a hidden gem, less than a 30 min. drive from Hobart.
The hosts were incredible kind.
We had the whole ground floor for our selfs.
It has 3 bed rooms, a kitchen, bathroom, living and a small gym.
We loved the garden.
I definitely recommend this place!

STAY AT YOUR OWN RISK DON’T SAY I DIDN’T WARN YOU||||Booked this place based on the overwhelming positive reviews. However, left disappointed, disgusted, and humiliated.||||Backstory and summary: ||||• NO private space, kicked out with a 1.5 year old for being loud on day 2 when we freaked out because we saw multiple SCORPIANS in the property, host blackmailed for us to leave a positive review for a refund, BOOKING.COM saw through his lies and refunded us the money. Evidenced booking.com with PHOTOS and TEXTS. ||||The positives: ||||• Craig (the host) did provide a COT for the baby and the beds were relatively comfortable (if you are not worried about the insects coming into the bed). ||The negatives||||1. This is NOT a private space. ||||• The hosts live upstairs which to my knowledge is not stated anywhere in the listings. ||• The “private space” is blocked off by a curtain. ||• They can hear our conversations and we can hear all their footsteps upstairs. This would wake us up at around 6 – 6.30am every morning. ||• The entry door is shared. ||• HOSTS enter into the rooms when you are away (nothing was taken but do note this). ||• Transparent roof which is a little distorted however you can see through a window upstairs directly which there is a chance that the hosts can see into us directly when having a shower (unconfirmed but unsure given we don’t have access to upstairs). Gave out a creepy vibe and made for an uncomfortable experience. ||||2. A variety of ARACHNIDS and INSECTS INSIDE the property. ||||• There are scorpions – yes, scorpions inside the property. We had video and photo evidence and when brought to the hosts attention he told us we should of known that south Tasmania is known for this and should have googled it||i. Particularly an issue with young children ||• A variety of spiders, both large and small around the house||• Insects, including worms found under the bed||• Saw a rat the first day at the property but not inside the house just outside in the yard||||3. Dirty UNCLEAN property ||||• The property seemed like it hadn’t been cleaned for a while ||• Cobwebs in the shower, the bedroom corner, the vase in the bedroom swarming with insects||||4. ONE BATHROOM||||• While this property can take up to 6 (or 7?) people note that it has 1 bathroom which includes the toilet and the shower. ||||5. NEW HOUSE RULES NOT MENTIONED PRIOR TO ARRIVAL||||• Upon arriving Craig made us aware of some new house rules that after 10.30pm everyone needs to be quiet. This is NOT stated anywhere on the listing.|| ||• While we were not loud on day 1, we were a bit loud on day 2 and this was mainly because we were freaking out about the scorpions (see point 1) and jumping on the couches. ||||6. HOSTS LIE and ARE RUDE||||• Texted the host that there is an extra person before arrival and if it was OK – Host confirmed YES via text.||||i. We did check if it was going to cost more but the price was the same (via booking.com)||||• HOST proceeded to lie to booking.com that it was not OK that we had extra person even though we asked PRIOR to arrival and he mentioned it WAS ok (all via text). ||• While we did mention to the host that we had an extra person ||||7. OTHER||||• Bird cage directly outside one of the bedrooms which if you don’t mind the loud chirps in the morning then this should be no problem. ||||AGAIN we were lucky that booking.com sided with us and saw through his lies and he had no evidence to back up any of his claims. I can only state my experience and I hope that no one ever has to go through this ordeal again.

Dirty place, Scorpions are everywhere inside the house, the owner is extremely rude, odd smell in the rooms, cobbwebs above the beds, no privacy, this is not a private location.

We were kicked out by the owner after 2 nights, with no warning, because we "made noise" while trying to kill the scorpions we found. See the photo for the correspondence, where I ask the owner to help us deal with the scorpions, instead he yells at us and demands we leave the next morning. He never even warned us there were scorpions inside the house, despite us having a baby staying with us. Worst experience.

A few more details of our experience

NO PRIVACY - the owner can walk into your “private apartment” by simply walking through a curtain. He lives upstairs. The owner can hear our conversation, we can hear his footsteps. There is a lights out conversation stop policy at 10.30pm even on weekends. The shower has a translucent roof that is weird, affording no privacy even In the bathroom.
the owner went into our rooms without our permission.
SCORPIONS - we found many of them in only 3 days. We notified the owner but he did nothing to help. in fact he yelled at us to quieten down even after we asked for help, and told us it was normal to have scorpions In his house.
this is of course in addition to huge huntsman and other creatures. Scorpions inside the house however was a line too far.
DIRTY - cobwebs above our beds, weird smell in the house and beds were not cleaned properly.
NOISE - owner has a bird cage near the rooms which wake us up at 5am.
OWNER - the worst part of the trip. he was rude, terrible to talk to, abusive and horrible. AVOID AT ALL COSTS.
Don’t let your accomodation ruin your experience of Tassie
Avoid Avoid Avoid

Edit - response to owner: "outdoors were brought indoors"... the irony. You do realise scorpions are dangerous? You do also realise that you have a duty of care to let your guests know scorpions run rampant inside your house? Or does your compulsive lying help you sleep at night?
