The owner of Edward Lodge was extremely hospitable. The room was amazing, so clean and comfortable. The service was amazing, the staff go above and beyond to ensure their guests are happy and staying in comfort. The rooms are clean, the beds extremely comfortable. I will definitely be staying here in the future. I’d rather stay here and travel in to the city, than stay at a place in the CBD. It is close to restaurants and good coffee. I cannot fault this establishment.

A lovely BnB! The rooms are beautiful and clean and the bed was very comfortable. Great location, in walking distance to the Powerhouse. Great selection for breakfast.

The accommodation was just perfect for us! The bed was very comfortable! The breakfast was just great - with adequate indoor or outdoor seating. The owner (Phillip) was great at helping us tour Brisbane and was really nice to chat about all things with.

“Great stay”

Edward Lodge is the perfect home-away-from-home! The rooms are lovely and have all the facilities you need. The garden is beautiful for a morning coffee or a late night glass of wine. And the host puts on a playlist just perfect for the ambiance of the place. There are many restaurants just around the corner, as is shops and pharmacies. You’ll fine e-scooters everywhere, that will take you easily around town, or get an Uber. We will make Edward Lodge our place to stay when in Brisbane, and of course, we highly recommend to everyone else☀️

We stayed here after Easter this year. It is a nice old establishment with nice interior. Our room was spacious, the shower however, was a bit crammed. Not sure about the bottled water, we stayed for four nights and we never got replacements. Otherwise the cleaner was polite. It is a walking distance to the New Farm Ferry Terminal where you can get free ferry to get to the CBD which can save you parking fees. If I visit Brisbane again, I would stay here again.

We had a very pleasant 3 night stay at Edward Lodge - comfortable, quiet, spotlessly clean and a very welcoming and helpful host. Continental breakfast was perfect for our needs. We enjoyed walking in the area as well as easy access (5 min walk) to the CityCat ferry that took us to CBD as well as Southbank areas. Highly recommend!

Second stay here, 2 nights in a beautiful spotlessly clean Room 8 upstairs. Super comfortable bed, great air-conditioning and fan. Windows in main room and bathroom for light and breeze. Lovely bathroom.
Fabulous free breakfast with cereals, fruit, yoghurt, toasts and a Pod coffee machine.
Especially love the communal dining area and outside courtyard. Highly recommend ?

My experience of paying $440 for two nights to relax and chill out for a staycation as a Brisbane resident at this property turned into a nightmare with me being harassed by phone (both private and identified numbers) after leaving a three star review that pointed out both positive and negative aspects of the accommodation. On Saturday night, four days after I'd checked out of the accommodation, I drove into a police station to say that, if as a single woman I disappeared or was harmed, the perpetrator was most likely one Phillip, proprietor of Edward Lodge! The wonderful police officer calmed me down and told me to email Phillip and tell him that he must under no circumstances try to email or phone me. I did just that.

Somewhat fortified, I just need to say that the property's actions in response to my review were somewhat inappropriate and not great for my mental state! I wouldn't advise any person who lives in Australia to stay as, in part of the booking dot com process at least, the property asks for your home address as well as phone number.

My feeling is that many people have been contacted and bullied when trying to say anything remotely negative about the property. There is also a written response to the review designed to shame and intimidate you (which can include a few untruths!).

In a nutshell, the rooms and general location are lovely. The negatives I found were -

- Breakfast is not cooked (continental only), self-prepared from items in the fridge and guests are required (by signs on the wall) to scrape plates and load the dishwasher themselves after breakfast. There was even a sign requesting guests to RINSE recyclables before putting them in the recycling bin. There is also a sign saying breakfast only takes place between 7am and 10am and eating of any of the breakfast foods outside that time may incur a charge.
- There was a real lack of accessible power points in my Room 5 (second floor). To the point if I wanted a coffee I'd have to go down to the communal kitchen as the jug wouldn't reach any power point. Getting a powerpoint for my phone charger entailed getting down on hands and knees and locating one down low behind a bedside table. Lighting was poor.
- The toiletries were scant and very ordinary and consisted of 3 small tubes and two small, hard wrapped soaps (for two people as per my booking).
- On the second morning the cleaner did not replace towels, toiletries or milk/ biscuit supplies. She just emptied the bin. I did not think this was good enough for $220 a night.
- I personally didn't find Phillip overly friendly when I first encountered him in the breakfast room. He said his name but did not ask me mine or ask if I was happy/ needed anything. As I'd checked myself in from a key left in a safe, this was the only interaction we ever had.
- This did not impact me as I only had a small overnight bag and have no mobility issues, so being placed on the second floor did not bother me. There is no lift and the staircase to the second floor is rather narrow and rather steep. There is accommodation on the ground floor for those who do not relish lugging heavy bags up stairs.

Phillip and his business partner Gerald also own Crows Nest (Qld) Caravan park. It was after seeing similar tactics complained about in Google reviews by customers who were unhappy ie phone calls to their phones, untruths in the responses to their reviews that I realized that Phillip's (and Gerald's) behaviour is part of a whole phenomenon designed to silence people by bullying. I would encourage people to look at the Google reviews for Crows Nest Caravan Park as well.

Edit - This correspondence of mine included by the owners came after Phillip made very sad claims about the tragic death of a family member and claims I would ruin his business by placing a fairly reasonable 3 star review with positives and negatives about the accommodation. As for getting milk and biscuits from the other rooms when the cleaner did not replace any items on the second day - guilty! ?
